While the November 2020 Port St Lucie Single Family Home Sales 🏡🏚 Market Report continues to show strong sales numbers and robust pricing, the rate of increases have diminished. An easing market? Holiday break? Or tight inventory holding sales back? 🤔 Stay tuned next month...
1 - # of Single Family Homes Sold- 416- a 7.2% increase compared to November 2019.
2 - $ Median Sales Price- $265000- a 7.1% increase over November 2019. And a $1000 drop since last month.
3 -# Median Days on Market- 33 (Oct 2020) a 48.4% decrease from 1 year before.
4- # of Homes Under Contract- 294 (Oct 2020) a 29% drop from 1 year before. Limited by lack of inventory? Or? We shall see soon.
5- # New Listings- 515- a 27.8% increase over November 2019. Median ask price of the 515 is $287900, a 15.2% increase over last November.
6- # Months Supply.- barely 1.4 months - There are only 591 single family homes for sale of any price range in PSL in MLS.
Still a seller’s market for sure and buyer’s are benefitting from very LOW interest rates!
